Sample Construction Plans
Attached ADU
These sample drawings demonstrate the level of coordination and detail included in ISE's permit-ready construction documents. Client information, dimensions, proprietary notes, and project-specific engineering have been removed for presentation purposes.
Existing Floor Plan
The existing floor plan was evaluated to determine how a bedroom and bathroom could be reconfigured and expanded into a private attached ADU in Fremont. The new layout creates an independent living space while remaining integrated with the existing home.
- Existing bedroom and bathroom incorporated into the ADU
- Additional square footage added for bedroom space
- New kitchen and living area
- Dedicated private front entry
Interior Kitchen Design
The interior elevations were developed to coordinate the ADU kitchen layout, cabinetry, appliances, and storage within the new living space. The design creates a clean, functional kitchen with a cohesive residential feel and efficient everyday use.
- Cabinet and appliance layout
- Integrated storage and workspace planning
- Coordinated finishes and interior detailing
- Designed for everyday functionality
New Floor Plan
The new ADU floor plan expands and reconfigures the existing home to create a complete two-bedroom living space. The design includes an open kitchen and living area, full bathroom, dedicated laundry, and a private exterior entrance for greater independence.
- Two-bedroom, one-bathroom ADU
- New square footage added to expand the living area
- Open kitchen and living space
- Dedicated laundry and private entry

The roof plan was developed to carefully integrate the new ADU addition with the existing home. Roof slopes, ridges, and transitions were coordinated to create a cohesive roof form while addressing drainage and structural framing requirements.
- New roof integrated with the existing roof system
- Coordinated slopes, ridges, and transitions
- Drainage considered at new roof connections
- Roof framing coordinated with the ADU addition
Foundation Plan
The foundation plan was developed to support the new ADU addition while coordinating with the existing home’s foundation system. New footings, framing supports, and connections were designed to safely transfer loads and integrate the added square footage with the existing structure.
- New foundation coordinated with existing construction
- Footing and structural support layout
- Load transfer and reinforcement requirements
- Integration with the ADU floor and wall framing
Building Section
Building sections illustrate how the new ADU addition connects vertically with the existing home, from the foundation and floor framing through the walls, ceilings, and roof. These drawings help coordinate structural transitions, building heights, and construction assemblies between new and existing conditions.
- New-to-existing structural connections
- Foundation, wall, and roof relationships
- Ceiling and building height coordination
- Construction assemblies and framing details
